Owned, Operated and Developed the construction technology for Luxury Living Homes LLC. An offsite component built housing company. Homes ranged from 1680 to 3050 square feet.
Luxury Living Homes LLC, an offsite component built home company. These homes were designed for mountain vacation living. The goal was to create a component built home with higher standards than a typical stick built home, delivered to the consumer in 120 days or less. The homes were chalet style two stories, with an 11/12 pitch. Eight plans were offered. These floor plans all employed the same footprint ranging in square footages from 1680 to 3070 square feet. All homes had 21 foot ceilings with open to below areas. The homes were designed to be divided into 4 to 7 pieces depending on floor plan selected. Each piece weighed aprox. 24,000 lbs .which included a custom designed rigging system. Components were built on separate construction tables with framing tolerances of 1/8 of an inch or less. Homes once completed were lifted from construction tables with a custom designed 6 point lift system with an adjustable multi point steel spreader bar to account for each components different center of gravity. Once lifted from the construction table the components were placed on air ride drop deck or double drop deck trailers and transported approximately 200 miles to their destination. Components were placed on an I.C.F stem wall foundation system with a 60 to 200 ton crane depending on site conditions. Once components were in place and joined to create a home, an additional 275 man hours were required to achieve certificate of occupancy.
Duties included the design of the components, the construction tables, rigging and transportation system. As a hands on custom builder I personally performed and oversaw every aspect of each home start to finish. All customer contact from sale, to contract, to certificate of occupancy was my responsibility. Employed 2 individuals full time, hired and supervised all outside labor including various subcontractors necessary to complete the home project.

Owned and operated Nearwood Corporation, a hand crafted, custom home design, and construction company. Homes ranged from 1100 to 8000 square feet. Within the company a remodel division, with a target for large projects was in place. Special attention was given at bid time concerning remodel projects as to what type supervision would be required as well as subcontractor access both inside and outside of the proposed structure. Personally oversaw all administrative, finance, design, subcontractor and supplier relationships, governmental agencies as well as customer relationships. The company received awards in 1998, 1999, and 2001 for design, quality, and best overall presentation.

The company designed and built many different types of architecture and square footages ranging from 1100-8000 under roof. Homes were designed to meet all home buyers’ specific needs and budgets. Designs took advantage of property’s specific site attributes while minimizing the property constraints. Effectively used knowledge of governmental agencies and architectural control committees prior to design work. Prepared all appropriate documents and personally attended all meetings with zoning boards for changes in land use and or densities. Obtained and provided construction financing and coordinated permanent financing for home buyers.
